What this is

When Your Tile Is Good but the Underlayment Is Not

Deteriorated waterproofing does not automatically mean the entire tile roof needs replacement. In many cases, the roof tiles remain serviceable while the underlayment beneath them has aged.

Instead of unnecessarily replacing good tile, it can often be carefully removed, the waterproofing system replaced and the tile reinstalled.

  • Complete tear-off to the deck — no layering over old felt
  • Deck repairs and fastening corrected as found
  • Original construction deficiencies corrected during the rebuild
  • Written scope with photos before any work starts

Signs Your Tile Underlayment May Need Replacement

These warning signs can indicate that the waterproofing beneath an otherwise serviceable tile roof needs professional evaluation.

Leaks or water stains

Interior moisture may indicate that water is moving beyond the tile and through the underlayment.

Aging original underlayment

Underlayment can reach the end of its useful life long before concrete or clay roof tiles do.

Repeated leak repairs

Recurring repairs can signal deterioration that extends beyond one isolated section.

Exposed roofing details

Deteriorated flashing, broken tile or visible underlayment damage should be inspected.

Scope of work

Our Tile Underlayment Replacement Process

The exact process depends on the condition and construction of the existing roof.

Inspect the existing roof

We evaluate the tile, underlayment, flashing and waterproofing details.

Remove reusable tile

Serviceable roof tiles are carefully removed and staged for reuse.

Remove old underlayment

Deteriorated material is removed so the roof deck can be inspected.

Inspect the deck and details

Necessary deck, flashing and waterproofing issues are addressed.

Install new underlayment

A new waterproofing layer is installed as part of the complete tile system.

Reset tile and inspect

Usable tile is reinstalled and the finished roofing system is reviewed.

Why it lasts

What Is Tile Roof Underlayment?

Roofing underlayment sits between the roof deck and visible tile. While concrete or clay tile helps protect the roof, underlayment provides an important secondary barrier against water. Flashing, penetrations and other waterproofing details work with it to create the complete system.

How it works

Do You Need New Tile Too?

Not necessarily. If the existing tiles are structurally sound, replacing the waterproofing beneath them may be more practical than installing an entirely new tile roof.

  1. 1

    Free inspection

The owner walks your roof, photographs what he finds, and shows you the condition of the layer under the tile — not just the surface.

  2. 2

    Written scope and materials

You get a detailed report with photos, the system we recommend, the materials by name, and the price. Financing options if you want them.

  3. 3

    Build

Tear-off, deck and flashing corrections, then the new system installed to manufacturer spec. Site cleaned at the end of every day.

  4. 4

    Final walkthrough

We walk the finished roof with you, hand over photo documentation and the manufacturer warranty paperwork, and magnet-sweep the property.

Questions

About tile underlayment replacement

How long does the job take?

It depends on the size and pitch of the roof and on what the deck needs. You get a schedule in the written scope before work starts, and we tell you the same day if anything changes.

Do I need to move out?

No. It is loud and there is activity overhead, but you can stay in the house. We keep driveways and walkways clear and clean the site every day.

Can you re-use all of my tile?

Most of it. Expect to replace a percentage that is already cracked or that breaks during handling — we tell you what that looks like at inspection and price the replacements up front.

Is financing available?

Yes. Ask when we walk the roof and we will go through the options with the written scope.
