What this is
Your Tile Is Only Part of the Roofing System
Tile may be the most visible part of your roof, but it is not the primary waterproofing layer. The underlayment, flashing and waterproofing components beneath the tile help prevent water from reaching the roof deck and structure below.
As those materials age, a tile roof can begin leaking even when the tiles still appear sound. Advanced Precision Roofing focuses on the entire roofing system—not just what you can see from the ground.
- Tile lift-and-relay, tile re-used where sound
- Advanced high-temperature underlayment systems
- Flashing, valley metal and penetrations rebuilt, not re-sealed
- Photo-documented before, during and after

Signs Your Tile Roof May Have Waterproofing Problems
A professional inspection can determine whether the problem is isolated or the waterproofing system has reached the end of its useful life.
Leaks and water stains
Ceiling or wall stains and leaks after heavy rain can indicate water moving past the waterproofing layer.
Exposed underlayment
Loose, cracked or displaced tiles may expose underlayment that is already deteriorating.
Deteriorated flashing
Aging flashing at valleys, walls and penetrations can create vulnerable paths for water.
An older, repeatedly repaired roof
Original underlayment and leak repairs that continue to fail can signal a broader system problem.
Scope of work
How Tile Roof Waterproofing Works
We evaluate the existing tile, underlayment, flashing and roof deck, then restore the waterproofing beneath the tile.
Evaluate the roofing system
We inspect the tile, underlayment, flashing and roof deck before defining the scope.
Remove reusable tile
Serviceable tiles are carefully removed and staged so they can be reset.
Replace failed materials
Deteriorated underlayment and waterproofing components are removed and replaced.
Correct vulnerable details
Flashing, penetrations, transitions and other weak points are addressed.
Reset the tile
Reusable tile is reinstalled over the restored waterproofing system.
Inspect the finished roof
The completed system is reviewed to confirm the roof beneath the tile is protected.
Why it lasts
Waterproofing Built for Arizona Tile Roofs
Arizona roofs experience intense heat, UV exposure, wind and monsoon storms. Reliable tile roofing needs properly installed waterproofing beneath the tile, with careful attention to underlayment, penetrations, flashing, transitions and drainage.
How it works
How the Project Runs
The same four steps guide every waterproofing project, with direct oversight from inspection through final walkthrough.
- 1
Free inspection
The owner walks your roof, photographs what he finds, and shows you the condition of the layer under the tile — not just the surface.
- 2
Written scope and materials
You get a detailed report with photos, the system we recommend, the materials by name, and the price. Financing options if you want them.
- 3
Build
Tear-off, deck and flashing corrections, then the new system installed to manufacturer spec. Site cleaned at the end of every day.
- 4
Final walkthrough
We walk the finished roof with you, hand over photo documentation and the manufacturer warranty paperwork, and magnet-sweep the property.

Tile Underlayment Replacement
If your roof tiles are still in good condition but the underlayment has reached the end of its service life, full tile replacement may not be necessary. We remove and reset the existing tile while replacing the waterproofing layer underneath.

About tile roof waterproofing
Do you have to replace my tile?
No. On most waterproofing projects the tile is lifted, stacked and re-set. We only replace pieces that are cracked or broken, and we match the profile and colour as closely as the manufacturer still allows.
How is this different from underlayment replacement?
It is the same family of work. Waterproofing describes the system we install; underlayment replacement describes the tear-off of what was there. On most homes you are buying both in one project.
Will you find problems once the tile is off?
Sometimes. Soft sheathing, bad fastening and original construction defects show up on older homes. We photograph anything we find, show you, and price the correction before we carry on.
