Water does not get stopped by the tile
Tile is a rain shield. The waterproofing is the membrane underneath it, and in Arizona that layer is what wears out first — heat cycling, UV at the edges, and foot traffic from other trades. We lift and stack your existing tile, strip the failed layer down to the deck, and install an advanced underlayment system rated for a 50-year tile roof waterproofing life, then re-set your tile.
Tile sheds most of the rain and takes the sun. Everything that gets past it — wind-driven monsoon rain, blowing dust, condensation — is stopped by the membrane underneath. When that membrane is done, the roof is done, no matter how good the tile looks from the street.

Do you need this
Signs the layer under your tile is finished
Any one of these is worth a free inspection. Two or more usually means the waterproofing is at the end of its life.
Stains after a storm
Ceiling or wall staining that shows up after monsoon rain and then dries out is water getting past the membrane, not through the tile.
Brittle felt at the eaves
If you can see the underlayment at the eave line and it is grey, cracked or crumbling, the rest of the roof looks the same.
Original roof, 15+ years old
Builder-grade felt in Arizona heat is a 15 to 25 year product. The tile above it is rated for far longer.
Broken or slipped tile
Foot traffic from solar, HVAC and satellite installers cracks tile and tears the layer beneath it, usually where you cannot see it.

Tile lifted and stacked
Your existing tile is removed by hand and stacked on the roof, sorted so sound pieces go back down and only broken pieces are replaced.
Tear-off to the deck
The failed underlayment comes off completely. We never install a new waterproofing layer over an old one.
Advanced membrane system
A high-temperature underlayment system specified for tile in Arizona, installed to the manufacturer instructions that keep its warranty intact.
Metal and penetrations rebuilt
Valleys, headwalls, eave metal, vents and pipe boots are rebuilt in metal — not re-sealed with another bead of caulk.
Tile re-set
Tile goes back down to spec, with fastening and courses corrected where the original crew got them wrong.
Photo documentation
Before, during and after photographs of your roof, plus manufacturer warranty paperwork in your name at closeout.

The difference between a waterproofing job that lasts and one that does not is almost never the brand on the roll. It is whether the deck was sound before it went down, whether the metal was rebuilt or reused, and whether the details at valleys and walls were done properly. Free inspection
The owner walks your roof, photographs what he finds, and shows you the condition of the layer under the tile — not just the surface.

Written scope and materials
You get a detailed report with photos, the system we recommend, the materials by name, and the price. Financing options if you want them.

Build
Tear-off, deck and flashing corrections, then the new system installed to manufacturer spec. Site cleaned at the end of every day.
- 4
Final walkthrough
We walk the finished roof with you, hand over photo documentation and the manufacturer warranty paperwork, and magnet-sweep the property.

About tile roof waterproofing
Do you have to replace my tile?
No. On most waterproofing projects the tile is lifted, stacked and re-set. We only replace pieces that are cracked or broken, and we match the profile and colour as closely as the manufacturer still allows.
How is this different from underlayment replacement?
It is the same family of work. Waterproofing describes the system we install; underlayment replacement describes the tear-off of what was there. On most homes you are buying both in one project.
Will you find problems once the tile is off?
Sometimes. Soft sheathing, bad fastening and original construction defects show up on older homes. We photograph anything we find, show you, and price the correction before we carry on.
